YORK STATION METROPOLITAN DISTRICT
2024 ANNUAL REPORT
As required by Section 32-1-207(3)(c), C.R.S., and Section VII of the Service Plan for the York Station Metropolitan District (f/k/a 164th Avenue and York Street Metropolitan District) (“District”), approved by the City of Thornton (“City”) on February 22, 2022, the District hereby submits its annual report for the year ending December 31, 2024:
1. Boundary changes made or proposed to the District’s boundary as of December 31 of the prior year. No boundary changes were made or proposed during 2024.
2. Intergovernmental Agreements with other governmental entities either entered into, proposed or terminated as of December 31 of the prior year. There were no intergovernmental agreements entered into, proposed and/or terminated during 2024.
3. Copies of the District’s rules and regulations, if any, as of December 31 of the prior year and access information to same. The District does not currently have any rules and regulations and there were none proposed during 2024. 4. A summary of any litigation which involves the District Public Improvements as of December 31 of the prior year. The District nor the District’s public improvements were involved in any litigation in 2024.
5. Status of the District’s construction of the Public Improvements as of December 31 of the prior year. The District did not construct any public improvements in 2024.
6. A list of all facilities and improvements constructed by the District that have been dedicated to and accepted by the City as of December 31 of the prior year. The District did not construct and/or convey any facilities or improvements to the City in 2024.
7. A list of any pending or anticipated reimbursement agreements entered into by the District pursuant to Section 62-60 to 62-69 of the City Code, as may be amended from time to time. The District is not a party to any pending or anticipated reimbursement agreements pursuant to Section 62-60 to 62-69 of the City Code.
8. The final assessed valuation of the District as of December 31 of the reporting year. $281,120.00
9. Current year budget, including a description of the Public Improvements to be constructed in such year.
2025 BudgetThe District has no construction plans for 2025.
10. Audit of the District’s financial statements, for the year ending December 31 of the previous year, prepared in accordance with generally accepted accounting principles or audit exemption, if applicable.
2024 Audit Exemption11. Notice of any uncured events of default by the District, which continue beyond a ninety (90) day period, under any Debt instrument. To our knowledge, there are no uncured events of default by the Districts which continue beyond a ninety (90) day period.
12. Any inability of the District to pay its obligations as they come due, in accordance with the terms of such obligations, which continue beyond a ninety (90) day period. To our knowledge, the Districts have been able to pay their obligations as they come due.
13. A list of any and all filings made pursuant to SEC rule 15c2-12, together with copies of such filings. This District has not made any filings pursuant to SEC rule 15c2-12.
14. Certification of compliance with the City Code. To our knowledge, the District is in compliance with the City Code.
